Tiburon to catch up with 2024 second-unit laws, get a start on 2025 changes

Tiburon will soon allow up to eight detached second units on multifamily lots and is working on a set of preapproved accessory-unit designs in anticipation of new state requirements that start Jan. 1. However, amid housekeeping that will also update local ordinances to conform with state rules already in effect this year, the town will hold off on an option that allows accessory units to be sold individually like condos and has no immediate plans to revisit local limits on maximum sizes.

 

Draft amendments to Tiburon’s accessory-dwelling unit ordinance were posted ahead of the Planning Commission’s scheduled Oct. 9 meeting, which was canceled for lack of quorum. The Oct. 23 meeting was then canceled due to noticing requirements. Community Development Director Dina Tasini said she’s now targeting Nov. 13. Once reviewed, the commission recommendations will be forwarded to the Town Council for consideration and adoption.

 

The proposed new and updated rules relate to the checklist qualifications for streamlined staff-level approval of second-unit applications, meaning they don’t have to go through the public-hearing process.
